The minimum cost threshold for obtaining a residence permit in Turkey has been increased

As of October 16, 2023, a decree has been issued to increase the minimum value threshold for obtaining a primary residence permit in Turkey on the basis of a property certificate, i.e. TAPU. This applies to all cities in the country.

If you received TAPU after October 16, 2023, it is necessary that the cadastral value in the TAPU is from $ 200,000 in lira equivalent at the exchange rate on the day of receipt of the document.

If the TAPU is obtained from April 26, 2022 to October 16, 2023, the RULES are INVISIBLE, the appraised value will remain $75,000 to apply for a residence permit.

What will the new ruling lead to?

On the one hand, the number of properties that will qualify for a residence permit will drop dramatically, since the new regulation is not about expert appraisal, but about cadastral value. On the other hand, raising the cadastral value of real estate to the level of market value is a common international practice.
